What is land promotion?

We work in partnership with landowners by way of Promotion Agreement to obtain planning consent on their land in order to realise the full value of its potential.

We then bring the land, once planning permission is granted, to the market with a view to selling to a third party housebuilder for the highest price possible.

The purchasing housebuilder will then build out the scheme up to the number of homes we have obtained a planning permission for through our initial outline planning consent.

Throughout the process we work collaboratively with local residents, community stakeholders, the local authority and housebuilders to deliver high quality schemes that bring real benefit to the local community.

The promotion process in more detail.

We begin the process by identifying which areas need support to achieve their land supply needs. From that comes further identification of suitable and sustainable potential development sites.

We then approach our chosen landowners with care and with the hope of securing a deal that suits both parties. Our ultimate goal is to become their chosen development partner through the land promotion process.

We then fully fund the preparation and submission of an outline planning application to the relevant Local Planning Authority. If the application is refused, and we deem it to be unfairly so, we will commit to submitting a subsequent planning appeal with a view to obtaining the right result for our landowners. We have the right attitude and never give up!

Our landowners must approve all that we do along the way, so they are always still in control of their land.

Once planning permission has been secured at either planning committee or appeal, we sit down with our landowners to agree a sales and marketing strategy that suits a site’s particular needs.

We then invite bids from potential purchasing housebuilders as well as undertaking  interviews with a chosen few ‘best bidders’ in order to fully drill into their bids and realise the full potential and value of the land for the owner.

Our land promotion portfolio is very diverse, and we will consider both greenfield and brownfield land including land designated as Greenbelt. Our sites typically range from 10 to 1000 acres and beyond.

No. Highgrove will take care of all of your initial reasonable professional and legal fees to enter into a Promotion Agreement with us. We will also, at our risk, cover all of the costs that will arise as part of the tricky planning application and appeal process.
